Andrew and Nikki Hillin loved their Des Peres home. The architecture, the neighborhood and the location were perfect.
But their dining room and back porch certainly did not meet their needs.
The couple truly enjoys the fellowship and banter around the dinner table, and the cramped dining room in their Des Peres home was far from spacious enough to accommodate family and friends.
The dining room issue was not enough to make the Hillins sell their home – after all, it was the home’s only shortcoming. But they also did not know immediately how it could be improved. There was no obvious solution as the dining room was located to the rear of the house above the walk-out basement.
Expanding the dining room toward the front of the house or to either side would use valuable kitchen and/or living room space. Expanding to the rear meant dealing with the challenge of building out on what was effectively the second floor, approximately ten feet above ground level.
The couple tried hiring a local construction company to develop a solution to the dining room dilemma; however, that did not pan out.
“When they dropped the ball, we chose to switch to Agape,” Nikki said. “We honestly wish we had used Agape Construction for our entire home; they were so professional.”
So, they turned to Agape Construction, not only for architectural creativity and input on the dining room remodel, but also the construction work that would expand the dining room and make their home fit their vision.
Agape Architects and Engineers took up the challenge and developed a creative, cost-effective, and beautiful solution.
The new design called for a 12 square-foot “bump out” extending out from the existing back wall of the house incorporated into an expansive deck.
The dining room remodel and extension included large windows on all three sides, allowing ample sunlight to pour into the expanded room.
Agape’s Designers added majestic ceiling beams to the room and wide plank flooring, both of which gave the room a unified feeling, avoiding the “addition” look that can often detract from home remodeling projects.
Agape’s Architects also designed a new deck with natural wood decking and white railing, black wrought iron balustrades and a white pergola, all of which emphasized the house’s aesthetics and gave it a consistent architectural and design theme.
Agape offers clients the advantage of integrating the Design and Build functions of a construction project into one company. Including Architects, Engineers, Designers and construction professionals into a project creates total project coordination, reducing costs and making the whole process much simpler.
This approach means the construction or remodeling project will proceed more smoothly and efficiently, as everyone – including the homeowner – is working together toward a common goal.
Potential glitches in projects involving design and engineering conflicts, materials logistics, scheduling, permitting, coordination of schedules for electrician, plumbers, painters and other trades professionals can be eliminated or at least greatly reduced.
The end result is a finished project that is completed cost-efficiently and cost-effectively in the shortest time possible and one that fulfills the homeowners’ vision, both at the start of the remodeling and most important, at the end.
